About this property

A BEAUTIFULLY PRESENTED DETACHED HOME OFFERING FAR MORE THAN FIRST MEETS THE EYE. A FANTASTIC BLEND OF FLEXIBLE LIVING SPACE, MODERN COMFORT AND THOUGHTFUL DESIGN. PERFECTLY POSITIONED WITHIN THE HIGHLY DESIRABLE VILLAGE OF REPTON, IT OFFERS THE IDEAL BALANCE OF VILLAGE CHARM AND CONTEMPORARY LIVING

Our Agent Jodie Says:

“A home that immediately feels warm, welcoming and wonderfully spacious, this beautifully presented detached property occupies a lovely position within the ever-popular village of Repton. What I really like about this home is how effortlessly it combines generous living accommodation with a layout that's perfectly suited to modern family life, offering plenty of space to come together as well as quieter corners to relax and unwind.

Stepping inside, you're welcomed straight into the heart of the home - a spacious kitchen and dining area that immediately sets the tone for the rest of the property. I really like this layout as it creates such a sociable space, whether you're preparing family meals, catching up over a morning coffee or entertaining friends. The kitchen has been thoughtfully designed with plenty of storage and generous worktop space, making it as practical as it is inviting, while the dining area provides the perfect place for everyone to gather.

Leading through from the kitchen, the living room is a lovely place to retreat to at the end of the day. Filled with natural light and offering a warm, comfortable atmosphere, it's a space that feels equally suited to cosy evenings in or spending time with family and friends. The flow between the living areas works beautifully, giving the home a wonderful sense of openness whilst still allowing each room to have its own identity.

Stepping through from the living room, you'll find a modern conservatory overlooking the rear garden. This is another space I really like, offering the perfect place to enjoy a morning coffee, curl up with a good book or simply relax while taking in the garden throughout the changing seasons. Flooded with natural light, it provides a seamless connection between the house and the outdoors and feels like a wonderful extension of the living accommodation.

But what I think is the biggest surprise this home has to offer lies just beyond. Tucked away to the side of the conservatory is a generous double bedroom complete with its own contemporary en-suite shower room. It's such a versatile addition and one I think buyers will really appreciate. Whether you're looking for a luxurious ground floor bedroom, guest room, space for a relative or even a private area for older children, it offers a level of flexibility that's rarely found and really sets this home apart.

Upstairs, the principal bedroom is undoubtedly the standout space. What I really like is the wall of floor-to-ceiling fitted wardrobes, offering an abundance of storage whilst creating a sleek and contemporary finish. But the real surprise is cleverly hidden behind one of the wardrobe doors, where you'll discover a beautifully designed, modern bathroom. It's such an unexpected feature and creates a wonderful sense of luxury, offering a private sanctuary where you can truly switch off, relax and enjoy a long soak at the end of the day.

The two remaining bedrooms are both generously proportioned and provide flexible accommodation to suit a variety of lifestyles, whether they're used as children's bedrooms, guest rooms or a dedicated home office. Together, they complete the first floor perfectly, continuing the sense of space and versatility found throughout the home.

Outside, the private rear garden provides a wonderful extension of the living space and is somewhere I can easily imagine spending time throughout the warmer months. The decked seating area is perfect for al fresco dining or entertaining friends, while the lawn offers plenty of space for children to play or simply to enjoy the outdoors. Beautifully planted borders add colour and interest, and there's still room for a garden shed, making the space as practical as it is attractive. One of the things I really like is how private the garden feels, creating a peaceful retreat where you can truly relax and unwind. The driveway and garage provide excellent parking and additional storage, making day-to-day life that little bit easier.

Location is another real highlight. Repton remains one of South Derbyshire's most desirable villages, and it's easy to see why. With its charming character, highly regarded schools, independent shops, traditional pubs and beautiful countryside walks all close by, it offers a lifestyle that appeals to families and professionals alike, while still providing excellent access to Derby, Burton upon Trent and major road networks. I think it's the perfect balance of village charm and everyday convenience”.

Our Seller’s Thoughts:

“Welcome to our home. We chose this house as it offered a very practical space for our family of three young boys when we moved in. The house still serves us well when our sons, who are now of adult age, return home with partners to stay for any length of time. We love living in Repton, we are fortunate enough to have two great pubs that are busy and offer super food menus. The butcher, the village store and Post Office are all within 5 mins walk from the property. As villagers, we are welcome to use the members' sports facilities offered by Repton School and enjoy walking our dog in the surrounding fields. The desire to be closer to family has driven the idea of a relocation. We'll really miss the village and the people as it's a rare occasion when we are out and about and we don't meet somebody we know for a quick chat”.

The Area:

The beautiful and historic village of Repton is one of South Derbyshire's most sought-after locations, offering a wonderful blend of village charm and everyday convenience. Ideal for families, the village is home to a well-regarded primary school, with John Port Spencer Academy in neighbouring Etwall, as well as the renowned Repton School. A range of local amenities include a Post Office, convenience stores, cafés, popular pubs and restaurants, while the surrounding countryside, Foremark Reservoir and Willington Marina provide fantastic opportunities for walking and outdoor pursuits. Excellent transport links, including regular bus services and easy access to the A38 and A50, make commuting to Derby, Burton and beyond simple.
